Casa Camaleón
We are currently building a 5 Bed villa of 450m2 in El Puerto de Santa Maria, Cadiz which, due to it having a timber frame structure, attracts interest form those who see it.
The walls were erected in just 10 days surprising the neighbours.
The design brief was to build a modern house with environmental credentials that would look externally similar to the local traditionally built houses.
This has been achieved by the use of a timber frame structure incorporating
Ecojoist floor beams, timber frame roof trusses overlaid with Ecobrite
foil and a dry roof tile system. Externally the cladding is formed with
Weber Pral Clima pre coloured render on Renderlath mesh.
Low maintenance UPVC fascia’s and soffit boards form a wide roof projection
to provide shade and protection to walls. Low maintenance UPVC double glazed
low emissivity windows and doors provide increased insulation.
Unlike most local properties this house has guttering included to the roofs
to enable rainwater to be collected in underground tanks for garden use.
Insulation is installed in the wall cavity between the studs. External walls have a layer of Eco Brite fixed to the internal face of the studs providing a vapour barrier and additional insulation. OSB boarding is fixed over this improving sound insulation and creating an easy fix system for anything required to be hung on the wall. Local hollow clay bricks are notoriously difficult to fix to.
Finally plasterboard is fixed with a plaster skim finish giving a hard seamless wall.
A solar water heating system is included for the under floor heating and hot water systems
An above ground gas tank is included for cooking, back up boiler and fire in the Salon
Preinstallation for “Split” cold air supply is included but it is considered with the high insulation values for the building, high ceilings and full height central tower the requirement for air conditioning will be minimal.
Casa Rosa
The original house was traditionally built by others. Our scope of work included fitting the kitchen, installing bathroom basins and cabinets, provision of a garage and additional guest room and ensuite, garden landscaping including paving and construction of a swimming pool.
The layout of the original house did not allow the inclusion of an extension without loss of existing internal space. A separate garage and guest room block facing the swimming pool was chosen, to be built in a style to match the existing house.
A higher specification of thermal insulation was required using local materials if possible. This was achieved by using expanded clay blocks rendered on the outside with internal timber battens, insulation, vapour barrier and skimmed plasterboard. A damp proof membrane was included, something that is not done locally. The roof was constructed in timber trusses with a dry clay tile system with a breather membrane and insulation.
Casa Margareta

The original house was built 30 years ago and our scope was to advise
on a refurbishment proposed by a Spanish architect. The building was surveyed
and a report written outlining its condition but concluding that without
solving the serious structural problems inherent in the building it was
not financially viable to perform the renovation.
It was decided that the demolition of the original house and construction
of a new house should be undertaken.
This is now in progress.
